Buying a home can be exciting but it is also an extremely complicated and can be a stressful undertaking. My mission, when helping someone buy a home, is to not only to ensure that they find the home of their dreams that suits their family needs and budget, but also to ensure that their principal residence will be a good investment. 

This is so critical for personal wealth growth, as owning your own home is such a huge financial commitment and it should be looked at as an investment. Your principal residence is only one of three tax shelters afforded to Canadians; in other words your equity (profits) that accumulates over the years, before reselling the residence, will not be taxed by CRA.

Hidden Savings & Home Ownership

Another service that I provide to all my buyers, is estimating what their potential hidden savings will be. In other words, how much of the monthly mortgage payments are credited towards reducing the principal amount of the mortgage. 

Today the cost to borrowing is still extremely low compared to previous years and monthly mortgage payments no longer largely go towards interest in the first five years of ownership. Compared to renting, after five years the consumer has zero Dollars in the bank, but after home ownership, the consumer has a considerable amount of money to their credit. Couple this with their equity growth, the homeowner will amass a great rate of return on their initial investment, being their initial cash monies paid upfront for the purchase of the home not including mortgage monies.
